San Diego Water Damage Restoration

One of the most common and traumatic problems facing property owners is water damage. Unwanted water intrusion to your home or office may be one of the greatest threats your property. Water damage that is left untreated is the number one cause for mold contamination. If you have experienced a water intrusion to your home or business, the company you choose to restore the damage to your property is the first key factor in a successful restoration project.
Water damage restoration can best be described as the process used to return real property to pre-loss condition after unwanted water intrusion. Industry standards have been developed and are widely adopted by many restoration professionals. Our water damage restoration professionals are trained and equipped with the latest, most advanced methods for drying and restoring damages to your property. We offer 24-hour emergency response
water damage restoration services and offer guidelines on what to do in the event of flooding or water damage.

How Water Damage Affects Your Property
Time plays a key role in restoring damages to your property. Moisture can quickly destroy building materials, furnishings and personal contents. Surprisingly, many property owners delay restoration procedures and substantially increase the cost and services required to restore the damaged areas. Acting quickly can minimize the effects of water damage and return the property to pre-loss condition with less interruption and expense.
Unfortunately, even small leaks that are not detected early can cause large repair bills for property owners since they may promote mold growth and cause a number of health concerns for occupants. If a moisture problem is suspected, early detection by a certified water damage restoration company is most often your best course of action.
Within Minutes:
  • Water damage can spread to previously unaffected areas
  • Moisture sensitive surfaces like wood floors and cabinets can swell and disfigure
  • Furniture stains can appear on carpet and rugs
  • Drapes and other fabrics can be permanently discolored
Within Hours:
  • Baseboards and drywall can begin warping
  • Odor problems begin to develop
  • Wood furniture can be permanently damaged
  • Pre-existing moisture problems are reactivated
Within Days:
  • Mold and mildew growth takes place
  • Odors permeate into the structure
  • Wood floors can be destroyed
  • Allergies can become aggravated
Within Weeks:
  • Structural integrity can be compromised
  • Serious health hazards to occupants can begin to develop
Pacific Restoration can lower the risk of additional damage and save on restoration cost. From a property owner’s standpoint, the restoration contractor chosen to restore the damage may be the most decision in the entire process.

In The News

According to San Diego’s 10news:

“As long as there has been a Mission Valley, it has always been prone to flooding.” Some San Diego flooding reports even date back as early as 1916. They describe the areas as “a natural flood plain.” Heavy rains can cause widespread flooding.
The North County Times reports that San Diego water damage is becoming the leading driver of home insurance rates in a February 23, 2012 article. “Damage to homes and businesses after severe storms has become an international issue,” says Don Forgeron, President and CEO of the Insurance Bureau of Canada.
The Sacramento Bee reported that a water damaged Middle School has closed its doors after the 2010 school year. Officials estimate the damages will cost over $7 million to repair the campus.

How to Choose a Contractor
  1. Is the company a full service general contractor specializing in water damage restoration?
  2. Are they licensed, bonded and insured for this type of project?
  3. Do they follow the insurance company’s guidelines for property restoration and adhere to their pricing policies?
  4. Do you feel completely comfortable with the contractor and his ability to restore your property?
  5. Are they prepared to begin restoration emergency services immediately?
If the answer to any of these questions is no, stop and consider the company you are hiring before making any decisions.

Emergency Service &Structural Drying: The Process
A complete inspection of the affected and adjoining areas is the first step in determining a restoration plan. Electronic moisture detection equipment is used to identify damp surfaces and materials that will require restoration. Building materials and floor coverings need to be evaluated and a restoration plan is formed.
The source and type of water that has affected the structure is also important in determining restoration procedures. Fresh water from a broken copper supply pipe is far different than water from a drain or sewer. Water from an aquarium is different than water from a sink or tub overflow. Water classification determines the restoration process and “salvage ability” of many building materials. Our trained professionals identify and determine the class of water and treat the project accordingly.
Property owners should be consulted every step of the process and feel completely comfortable with the restoration plan. Trained technicians use high-powered extraction equipment to remove standing water from carpets and floors. Furniture and other personal contents may be carefully removed from affected areas to be protected against damage. Carpet and floor coverings may be removed to properly “dry down” the structure. Baseboards, moldings, drywall and other materials may be removed to achieve proper restoration of the property. Typically, high velocity air movers and dehumidifiers are used to dry the structure.

In all cases, the property owners are aware of the water damage restoration plan and understand the actions being taken to restore damage to the building.

Complete Reconstruction Services

Why is it important to hire a company that provides reconstruction services?

There are many reasons to hire a full service licensed general contractor for San Diego water damage restoration projects:

First of all, many companies offering water damage services are not contractors at all. They are often carpet cleaning companies that offer flood services. In addition to cleaning carpet and furniture, they offer “dry out” services.
Secondly, many companies that do not offer reconstruction services are not concerned about rebuilding the property. They are not careful to evaluate the building materials because it is not their job to replace them. Certain materials are very difficult or impossible to replace, and need to be restored and salvaged. Discarding such irreplaceable materials during the emergency service is devastating to reconstruction companies and homeowners. These critical mistakes made by “dry out” companies can literally cost homeowners tens of thousands of dollars in reconstruction cost. It happens all the time.

Wrong company. Wrong outcome….

Third, and maybe most importantly, building codes are often violated by so called dry out companies that are not licensed contractors. Fireproofing, sprinkler and other safety systems can easily be compromised by non-qualified individuals working on your home or business.
