15,000 Sq. Ft. Spinal Chord Injury Center is Flooded, Pacific Restoration Saves the Day
–Project Walk is an impressive 15,000 square foot rehabilitation facility located in Carlsbad, and it is dedicated to the treatment and rehab of spinal chord injury. The building is situated partially below grade and has endured multiple water damages from leaking windows and water migration through below grade walls. Pacific Restoration has been contracted to dry out and repair the interior water damage on multiple occasions. Given the sensitive nature of the facility, we’ve had to perform most of the interior work after hours and on weekends. Our client’s needs are a top priority and we try to accommodate all types of scheduling requests, especially in situations where medical treatment is being administered, because we understand the necessity of the absence of interruption in these scenarios.
We were also asked to diagnose and repair the exterior sources of water intrusion. After extensive evaluation, we determined the original foundation waterproofing had failed and needed to be replaced. A 5’ x 300’ trench was excavated to access the below grade walls and footing. The old coating had water behind it and was slowly leaching into the interior. The first step is to remove the existing coating, which is no easy task. The wall was sandblasted, torched and hand scraped for four days to remove the old coating. The new coating was applied in a 3 day, 3 step process and the proper drainage and back-fill were installed. Our next step is to remove and reseal all of the existing windows.
